Let the record state that the majority of roofs under 15-17 years old should be and could be restored vs fully replaced. 69% – 76% of Roof inspections over the last three years in the US yielded such feedback.

The other contractor was $330K for a layover that really made no sense long term. Then in 20 Years, he’ll have to remove the roof and install a new one for close to $600k. Some clients might not care about the cost in 20 years and simply want to kick the bucket down the road for the next guy to deal with. The reality is do you want to deal with this at year 15 when you’re going to sell? What’s the purchaser going to value the needed repairs in order to purchase the property?
